Exterior Maintenance Services

Exterior maintenance is the residential trade that covers gutters, pressure washing, fence and deck repair, garage storage, and window screens in a single visit, from $65 for a screen patch to $1,800 for a full exterior reset. The gutter is packed with last fall's oak leaves, the driveway looks ten years older than it should before listing photos next week, the back-gate latch has not closed on its own since the wind storm in January, and three window screens have tears at eye level that the mosquitoes find every evening. Exterior maintenance is the trade for the work that lives outside the wall — out where weather, sun, and the seasons do the damage and where one neglected season turns into a full repair bill. Handis sends one vetted, insured technician who handles five exterior service families in a single visit.

Services

What Does Exterior Maintenance Include?

Exterior maintenance is the residential trade that covers five service families — gutter cleaning and guards, pressure washing, fence and deck repair, garage storage and organization, and window screen repair — handled by one insured technician in a single visit, with prices from $65 for a screen patch to $1,800 for a full exterior reset. Each family has its own pricing, its own equipment, and its own weather window. Roof replacement, gutter re-runs longer than a single section, full fence rebuilds, and structural framing live outside this trade — those route to a licensed contractor and we tell you upfront when a request crosses that line.

Gutter Cleaning & Guards

Hand-bag full debris removal on single-story and two-story rooflines, downspout flush, minor seam and bracket repair, and mesh or screen guard installation cut on-site for a tight fit. Twice-a-year cleaning catches the late-fall leaf drop and the spring pollen wash; heavy tree exposure earns a third visit in summer. From $109 for a minor seam repair, $129 for a single-story full clean.

Pressure Washing

Driveways, sidewalks, patios, decks, fence lines, and the green-on-the-north-side of the siding. We match the PSI and nozzle to the surface — 3,000+ PSI for standard concrete, 500 to 1,500 for wood decks, soft wash with cleaning solution for vinyl siding — and work in consistent overlapping passes so the surface dries without streaks. From $129.

Pressure Washing — driveway, patio, deck, fence, house exterior

Fence & Deck Repair

Gate latches and hinges that no longer hold the gate closed, deck boards that flex underfoot, fence boards cracked by a fallen branch, posts leaning ten degrees after a storm, and small areas of wood rot on rails and trim. We match lumber to the existing run and check joists under every deck board before we install. From $109.

Fence & Deck Repair — gate hardware, board replacement, post repair, rot patching

Garage Storage & Organization

Overhead racks into ceiling joists (200 to 600 pound rated), wall shelving and pegboard, slatwall systems, bike and sports racks, and full-garage organization with multi-system layouts. We locate every joist before drilling — a rack pulled out of drywall alone is a totaled car or worse. From $169.

Garage Storage & Organization — overhead racks, shelving, slatwall, bike racks

Window Screen Repair & Replacement

On-site rescreening with new fiberglass, aluminum, pet-resistant, or solar mesh — same-day, no shop drop-off. Frame straightening, corner-key replacement, custom frame fabrication for odd-sized openings, and bulk pricing on whole-house jobs. Door-screen work routes to Screen Door Repair. From $65.

Pricing

Exterior Maintenance Pricing

Final pricing depends on linear footage, surface area, roof height, and how many tasks fit into a single visit. Each sub-category page lists detailed pricing for that family of work. Multi-task visits are cheaper per task than booking each item separately. Request a free estimate for an accurate quote.

Why Homeowners Book Handis for Exterior Maintenance

Most exterior maintenance calls fail the same way — the technician arrives with a pressure washer set at one PSI, a ladder that does not reach the second-story gutter line, and one roll of fiberglass screen mesh that does not match the pet-resistant mesh the dog tore through. After a few thousand exterior visits across single-story ranches, two-story colonials, vinyl-clad bungalows, brick walk-up flats, and homes with mature oak canopies, every one of those gaps has a fix in the truck. We carry the gear for five service families, not one — and we ask the right questions on the booking call so the truck shows up loaded for the actual exterior.

One technician, five exterior trades, one visit

A typical exterior maintenance visit closes four to six items across two or three families in three hours — a gutter clean, a driveway wash, a sticky back-gate latch, two torn screens. The alternative is four separate $100 trip charges from four different specialty contractors. Multi-task visits are the cheapest way to run this work and the truck arrives loaded for it.

The right PSI for the surface you actually have

Concrete driveways take 3,000+ PSI with a 25-degree nozzle. Wood decks need 500 to 1,500 PSI with a 40-degree nozzle and a wider stand-off. Vinyl siding needs soft-wash chemistry at 150 PSI — anything more forces water behind the panel into the wall cavity. We adjust pressure, nozzle angle, and stand-off distance for every surface on the property, not one setting for the whole job.

Joists for racks, mortar joints for brick, studs for shelving

Overhead garage racks hold 200 to 600 pounds — that weight goes into ceiling joists with rated lag bolts, never drywall alone. Brick fence-post anchors go into the mortar joint, not the face of the brick. Wall shelving in the garage backs into studs, not hollow wallboard. The truck carries stud finders, joist locators, masonry sleeves, lag screws, carbide bits, and a moisture meter for the deck-board check.

Photos before and after on every exterior job

Gutter cleaning, pressure washing, and fence repair all benefit from a before-and-after record — especially when you are not home during the appointment. Every Handis exterior visit ships a photo set: what we found, what we removed, what the work area looks like at the end. If a pre-listing photographer is shooting next week, the before-and-after also makes a clean handoff to the realtor.

Insured, background-checked, 30-day workmanship guarantee

Every Handis exterior technician carries liability insurance and has cleared a background screening before the first job. If a gutter we cleaned clogs because of incomplete work, a pressure-washed surface shows streaks, a fence board we installed pulls loose, a garage rack shifts, or a screen we rescreened pulls at the spline within 30 days because of our workmanship, we come back and fix it at no extra charge.

FAQ

Frequently Asked Questions

Common questions about exterior maintenance services — pricing, scope, scheduling, what we handle, and what routes to a licensed contractor.

How much does exterior maintenance cost?
Window-screen mesh patching starts at $65 per screen. Minor gutter repair starts at $109, single-story gutter cleaning at $129, two-story at $189. Pressure washing starts at $129 for a patio or deck up to 300 square feet, $149 for a driveway, $249 for a full house exterior wash. Fence and deck repair starts at $109 for a gate latch and $179 for deck board replacement. Garage storage starts at $169 for a single wall shelf, $249 for an overhead rack, $499 for a full garage layout. Multi-task exterior visits run $400 to $1,800 depending on scope. You get a clear estimate before any work begins and multi-task visits are cheaper per task than booking each item separately.
Can I bundle gutter cleaning, pressure washing, and screen repair in one visit?
Yes, and this is the cheapest way to run an exterior reset. A typical bundle closes four to six items in three to four hours — a single-story gutter clean, a driveway and walkway pressure wash, a back-gate latch swap, and a few window screens. One trip charge, one cleanup, and the sequencing makes sense — gutters first so the runoff lands on dry surfaces, pressure washing second, screens and fence work in parallel. List everything when you book.
How often should I schedule exterior maintenance?
Gutter cleaning runs twice a year for most homes — once in late fall after the leaves drop and once in spring after pollen and pine needles wash through. Heavy tree exposure earns a third cleaning in summer. Pressure washing runs once a year for high-traffic driveways and house exteriors; the north side of a vinyl-clad home turns green first and earns a soft wash on the same yearly schedule. Fence and deck repairs happen as needed but a walk-the-fence visit each spring catches loose posts and soft boards before a wind storm finds them. Window screens get inspected on the same fall and spring visits.
Can you work in winter or freezing weather?
Pressure washing is the one that stops at freezing — water on a 28-degree concrete pad creates an ice sheet on the driveway by morning. We avoid washing below 40 degrees Fahrenheit. Gutter cleaning, fence and deck repair, garage storage, and screen work continue year-round except in active rain or snow. In the Pacific Northwest in winter we schedule pressure washing for the dry breaks between storms and the gutter-clean window stays open all winter as long as the roof is not iced.
What exterior work routes to a licensed contractor?
Roof replacement, full gutter re-runs longer than a single damaged section, gutter slope corrections that require re-hanging the whole run, full fence rebuilds (more than a third of boards or multiple posts), structural deck framing, ledger-board work, new concrete or paver installations, exterior electrical (lighting circuits, outlet additions, security wiring on a new circuit), exterior gas work, roof flashing, chimney repointing, and any permit-required structural change. We will tell you on the booking call when a request crosses that line and route the structural or permit-required portion to a licensed Washington L&I contractor — then come back for the finish work after their rough-in.
Do you bring your own water and power for pressure washing?
We bring the equipment, hoses, nozzles, cleaning solutions, and degreasers. We need access to an outdoor water spigot and a standard 120V outlet for the unit. If both are accessible from outside, we can complete the work while you are away and ship photos after. If your spigot is shut off or the outdoor outlet is non-functional, tell us on the booking call so we bring the gas-powered unit and a water tank instead.
How quickly can I get someone out for exterior maintenance?
Most exterior maintenance jobs schedule within three to five business days. Spring (gutter cleaning, pre-listing washes, fence repair) and late fall (post-leaf-drop gutter cleaning) are the busiest seasons and can run a week to ten days. For a true emergency — a gutter pouring water on the foundation during a rainstorm, a fence panel down across a sidewalk, a screen door off the track on the only entry to a kitchen — we will work to get someone out the next day where the schedule allows.
Do you take before-and-after photos?
Yes, on every exterior visit. Gutter cleaning, pressure washing, fence repair, garage organization, and screen work all benefit from a photo record — especially when you are not home during the appointment. You see what we found, what we removed or replaced, and what the work area looks like at the end. Pre-listing customers usually forward the after-photo set to their realtor for the photographer brief.
Are window screens and screen doors the same service?
No — they are two separate trades on the truck. Window screens (the mesh in a metal or vinyl frame in a window opening) live on this exterior maintenance page under [window screen repair and replacement](/services/handyman-and-home-repairs/exterior-maintenance/window-screen-repair-and-replacement). Sliding screen doors and hinged screen doors (with rollers, tracks, closers, and weatherstripping) live under door repairs at [screen door repair and replacement](/services/handyman-and-home-repairs/door-repairs-and-adjustments/screen-door-repair-and-replacement). The mesh and spline are similar; the hardware and adjustment are different trades.
Is exterior maintenance work guaranteed?
Yes. Every Handis exterior technician is background-checked, insured, and on the hook for a 30-day workmanship guarantee. If a gutter we cleaned clogs because of incomplete work, a pressure-washed surface shows streaks or incomplete cleaning, a fence board we replaced pulls loose, a garage rack shifts, or a screen we rescreened pulls at the spline within 30 days because of our workmanship, we come back and fix it at no extra charge. The guarantee covers our work; it does not cover new leaf-fall in the gutter, fresh oil drips on the driveway, storm damage to the fence, overloading a rack past its rated weight, or pet damage to a screen. We will tell you on arrival if we see anything that looks like a future problem.
